I don't think you can really say what a "typical teenager" is like on the internet.
The only time someone's age becomes an issue is when they act in an immature fashion. There are plenty of people who are fairly young but still type coherently. But because they do so, their age isn't brought up ad nausea and so people don't associate them with being young.
I mean, just from their typing style could you tell that LHC or Demon Dave were younger than Rumad?

My letting agants have been crap about things they should really have done, like cleaning the house before we moved into it, and putting down carpets which we still don't have, and despite having told us that we'd have carpets put down as soon as they'd finished painting (we had to wait a month for the painters to show up), they've just told us that we've got to wait for the carpet fitters to give a quote for the house before we get new carpets and they can't come this week because they're 'busy' even though the letting agents knew when we'd be ready and could have booked them but didn't, and we've been living in the house for about 2 months now. Sorry for the lack of full stops but I'm actually so livid I could shout all of that in one breath. The reason we don't have any carpets was that I took up the old 'carpet' with the permission of the letting agents because they refused to get anyone round to do it. It was originally coconut matting that had been put down in the 80s and not cleaned since. I tried to sleep in the room, but even after cleaning it myself, it was so filthy that I had to go and vomit on two occasions, and finally resigned myself to sleeping on the kitchen floor.
My question is, would I be justified in telling them to get their ****ing act together, or I'm withholding rent, or would that be a 'questionable' course of action, legally speaking?

there is no harm in being firm with them, you dont actually have to withhold rent but it might be worth threatening to if they dont get on with it asap.
i mentioned to my agents when the boiler went ping that i did not expect to be paying for a house with no hot water or heating and he sent around an emergancy plumber the next day.
The plumbers bill came out of the landlords chunk of the rent, and the agent wouldnt get his commission if no rent was being paid.

you have to do everything that is 'reasonable'.
I would sens a letter to the letting agents (quote from the contract) telling them it is their duty and giving them 21 days to sort oit out. After that date I would stop payments, find a new place and demmand compensation from the letting agent. After that I would tell the letting agent that I am going to sue for compensation. After that I would go to my nearest county court and issue a claim form.

Letting agents suck, particularly in the Chelsea area, they seem to jack the rent's up when they like. I think it's to do with Chelsea's success in the football arena. Roman has bought so much money into the game and area, it can only be bad for football, and bad for local tenannts.
